Selling your home and getting the asking price in a suitable timescale is a big ask. There are so many pitfalls that stand in your way – but you can give your chances of success a boost by following some basic guidelines.  Declutter

 First of all, make sure that your home is free of clutter – completely. Potential buyers will be looking out for clutter, and their first assumption will be that you are struggling for storage space. A neat and tidy home is going to sell far quicker than one which is littered with books, magazines, and possessions all over the place.

 Paint

A quick lick of paint will give your home a significant lift, and even make it look cleaner. Again, any sign of paint damage will ward off a fast buyer, as they will be thinking there is a lot of work to do before moving in. Make sure you use neutral colors, however. Your tastes for wild and wacky tones and hues may not be shared by the vast majority of people. And don’t forget, the more people you attract, the more likely it will be that someone meets your asking price.

If you have the money – and time – to invest in renovations, there are a couple of areas that are worthwhile. Both bathroom remodeling and a new, fresh kitchen can increase the value of your home by around 7-8% combined. You don’t even have to spend a fortune – as long as it looks clean, new, and works well, it will appeal to most buyers.

 Savvy buyers will ask a property surveyor to check out the property before they make an offer. So, by doing the same yourself, you can avoid any nasty surprises. Many people decide to sell their homes without doing this vital check first. But when they realize that they have a major fault, it will take off a significant sum from the asking price. In some cases, it might be better to pay for the repairs first, before putting the house on the market.

Tidy the garden 

Don’t forget about curb appeal. Prospective buyers will be making judgments on your home from the very first time they see it – including their walk up to your door. Cut your bushes back, tidy away any tools or kids toys that are lying around, and tend to your lawn. It won’t take you long, but your garden will give off a much better first impression to any viewers.

Add in some smells

Finally, make your home smell like a home. Whether it’s the scent of a burning log in an open fire or the smell of some freshly baked bread, it can make a difference. When people come to view a property, they want to picture themselves living in it. And if you can appeal to all their senses – including smell – it can help them build that mental image with ease. It goes without saying that nasty smells can have the opposite effect!
